Espina Place Community Guidelines
Espina Place: 2510/2530/2540/2560 S. Espina St.
Espina Place is a quiet complex of upper division, graduate students and a few civilians. This is the Outline of How We Live Together.
- No Parties or gatherings, which impact your neighbors. Drive slowly around compound and watch for pets and neighbors out walking.
- Noise must be contained within your own quarters. After nine or ten in the evening, please be quiet when traveling the compound or using common areas. These old houses still act as one unit and so it is very important that you live a quiet life here, with respect to entertaining and talking and listening to TV and stereos.
- Only persons on lease may live in the apartment. No subletting without letting management know.
- We are on the semester schedule here as far as moving. If you have to move, at semester break, there is no penalty to your deposit. If you move mid semester and less than the 6 month minimum stay, your deposit is forfeited.
- Please submit rent in the form of a check or money order – so we can identify the contributor.
- Espina Place is a NO SMOKING ENVIRONMENT. Smokers and their guests must move their BUTTS 50 feet from any building so that the rest of the residents are not impacted by the second hand smoke.
- Please shut down room appliances when you are not home, especially the heater and cooler. Rent includes a built-in $50 per person, per month utility estimate and if you are not mindful of appliance usage, my cost goes up and so will yours! Open a window or two a bit for cooler efficiency.
- Please keep your kitchen clean so that bugs don’t find much reason to be in the building. Also note: after nine or ten at night, refrain from cooking really smelly meals because it affects everyone in the building. Outdoor BBQ can only be used away from windows and doors…so as to not smoke out neighbors.
- Unaccounted for autos will be towed when I see them here on a regular basis and no tenant informs me of the ownership. Guests and friends are not allowed to park anywhere on the compound in order to attend their classes. No guest parking around here from 8am till 5pm during the week.
- Please monitor your guests and overnight guests are strictly limited due to the communal utility bills and communal life here. Twice a week or one week per month. Apartments are built for one person only.
- No pets are allowed on the premises or in any apartment without the prior consent from management.
- Pay washers for the compound are located on the back porch of the peach building, 2540 S. Espina. Drying lines are located in two convenient locations.
- No auto washing on the premises. Exterior faucets are for landscape maintenance only.
- Please give the manager a 30 day notice that you will be leaving and the manager reserves the right to maintain the serenity of the compound by replacing disruptive residents with more harmonious ones.
- A five dollar per day late fee will be charged; twenty dollars for a bounced check.
- Make an extra key and hide it away from your door so you do not lock yourself out of your apartment. The second time that the manager has to unlock your door you will be charged a $10 hassle fee for the manager’s time.
- We recycle here at Espina Place. Please break down boxes before putting them in the dumpster and wash out plastic and metal containers before placing in bins. You are one of 35 people at Espina Place and since everyone keeps these guidelines in mind, it is a harmonious place.

- Within two weeks of moving in, please inform me of your phone number, because it is necessary for us to communicate at times during your stay.
- Lofts in apartments are designed for extra storage…use caution when climbing and descending ladders.
